What is the stamp duty on property purchase in Telangana and how is it calculated?
Updated · 27 September 2026
In urban (municipal/corporation) areas of Telangana, total charges are 6% — 4% stamp duty, 1.5% transfer duty, and 0.5% registration fee. In rural (Gram Panchayat) areas, total charges are 7.5% — 5.5% stamp duty and 2% registration fee. Unlike Maharashtra, Telangana gives no concession for women buyers — the rate is identical regardless of gender.
What are the current stamp duty and registration rates in Telangana?
Urban / municipal and corporation limits — total 6%:
- Stamp duty: 4%
- Transfer duty: 1.5%
- Registration fee: 0.5%
- Stamp duty: 5.5%

How is the taxable value determined — agreement price or market value?
Stamp duty is charged on whichever is higher: the price stated in your sale agreement, or the government's notified market value for that locality (set at the district/Sub-Registrar Office level and revised periodically). Check the current applicable market value for your specific property on the IGRS Telangana portal (registration.telangana.gov.in) before finalising a deal — undervaluing the agreement to reduce stamp duty is a common source of later disputes and can attract penalty proceedings.
Step by step: how to pay stamp duty and register in Telangana
1. Check the market value for your property on the IGRS Telangana portal.
2. Draft the sale deed and calculate total stamp duty, transfer duty, and registration fee based on urban or rural classification.
3. Pay online through the IGRS Telangana e-Stamp/e-payment facility.
4. Book a slot at the relevant Sub-Registrar Office (SRO) through the portal.
5. Attend in person with both parties, original ID/PAN, the executed sale deed, payment receipt, and any NOC required from a housing society or the developer.
6. Biometric verification and document registration — typically completed the same day.
7. Mutation: separately update revenue records — agricultural land mutation now runs through the Bhu Bharati system; urban property mutation is handled by the local municipal corporation (e.g., GHMC in Hyderabad).

TDS on property purchase: what buyers must do under Section 194-IA
For any property purchase of ₹50 lakh or more anywhere in India, including Telangana, the buyer must deduct 1% TDS on every payment made to the seller (including instalments), file Form 26QB within 30 days of the month-end in which payment was made, and issue Form 16B to the seller. This is a national rule under the Income Tax Act, not specific to Telangana — see our national stamp duty and property tax guide for the full TDS and capital gains treatment that applies regardless of which state the property is in.
